From Backyard Vision to $24,000 Monthly Revenue: How One Entrepreneur Reimagined Property Income
Leela Rea, a former wedding industry professional, bypassed traditional property development to build a custom greenhouse that now serves as a lucrative venue for intimate events and professional photoshoots.
A Strategic Shift in Property Investment
For many homeowners, the concept of an Accessory Dwelling Unit (ADU) is the standard approach to generating passive income. However, for Leela Rea, a 37-year-old resident of Vista, California, the math behind a traditional ADU simply did not add up. After receiving contractor quotes ranging from $500,000 to $600,000 for a three-bedroom, two-bath unit—with projected monthly rental returns of only $3,500—Rea opted for a more creative, industry-informed solution: a custom-designed backyard greenhouse.
Rea, who previously operated a wedding-venue business, leveraged her professional background to identify a gap in the Southern California market. While the region is home to numerous high-end venues, many require significant food-and-beverage minimums, often reaching $50,000 to $100,000. Rea recognized that there was a lack of smaller, intimate spaces for events like bridal showers, baby showers, and rehearsal dinners. By building a high-aesthetic greenhouse, she positioned her property to capture this niche market.
Design and Construction
The project was a significant undertaking, costing approximately $200,000 to complete. This investment covered the custom design, electrical work, flooring, and the installation of a fireplace. To finance the construction, Rea and her husband sold other real estate assets. The build process took roughly 10 months, with Rea sketching the design herself and collaborating with a welder friend to bring the structure to life. She has since applied for a patent for her greenhouse design.
The setting of the greenhouse was curated to appeal to the modern demand for authentic, “Instagrammable” content. Situated on a hill with seasonal creeks and a field of 150 French lavender plants, the structure provides a distinct backdrop that stands out in a digital-first economy.
Business Growth and Operations
The greenhouse has evolved into a full-blown business, currently generating an average of $24,000 per month. The revenue stream is diversified, with photoshoots serving as a consistent “bread and butter” income, while intimate events provide higher-ticket revenue. Since launching, Rea has increased her event minimum to $7,500, while hourly rates for photoshoots start at $375.
Operational costs are relatively lean. Monthly maintenance, including refreshments and cleaning services, typically ranges between $550 and $850. By moving away from third-party booking platforms that charge high commission fees, Rea now relies on social media to drive inquiries, allowing her to maintain higher margins.
Looking Toward the Future
The success of the Vista greenhouse has prompted Rea to expand the venture. She is currently working with her original builder to manufacture the greenhouses for broader distribution. The plan includes offering three different sizes, with the first of these new units slated for installation at a property in Carlsbad. According to Rea, the business has already received several preorders.
For Rea, this project represents more than just a financial gain; it has allowed her and her husband to step away from full-time employment, providing more flexibility to spend time with their three children. She views the success of the greenhouse as a testament to the power of thinking differently about wealth creation, noting that modern digital tools allow individuals to market their ideas in ways that were previously inaccessible to earlier generations.
