From 401(k)s to Keys: Why Companies Are Now Helping Employees Buy Homes

Olamide

As housing markets become increasingly competitive, a growing number of employers are introducing homeownership assistance as a key benefit to attract and retain top talent.

The New Frontier of Employee Benefits

For decades, the standard package for attracting top-tier talent has remained largely unchanged: health insurance, retirement plans, and, more recently, student loan debt relief. However, as housing affordability continues to plummet in major metropolitan areas, a new, unconventional benefit is emerging: direct homebuying assistance. Employers are increasingly viewing housing support as a critical tool to help staff navigate a market that many professionals have previously deemed out of reach.

Real-World Impact: A Case Study in San Francisco

The intensity of the housing crisis is perhaps best illustrated by the experience of Hilary Petee, a 42-year-old brand manager based in San Francisco. Like many others, Petee had effectively abandoned the idea of owning a home, viewing it as a financial impossibility. The situation shifted when her rent spiked by 8.8% in August, forcing her to reconsider her options.

Petee discovered that her employer provided access to Nestment, a platform offering homeownership coaching as a corporate perk. With the guidance of a dedicated coach, Petee and her husband were able to navigate the daunting San Francisco market and eventually close on a $1.4 million home. According to Petee, the professional support was the deciding factor that made the purchase feel achievable rather than overwhelming.

Startups Stepping In to Bridge the Gap

The demand for such services has given rise to specialized startups. Nestment, founded in 2021 by Niles Lichtenstein, initially focused on educating first-time buyers through AI tools and personal coaching. By early 2026, the company pivoted to offer these services as an integrated employee benefit after witnessing strong demand from organizations looking to support their workforce’s financial wellness.

Similarly, Larry Salazar and his wife, Cheri, launched NestSteps in 2025. Salazar’s motivation stems from his own struggles in the early 2000s, when he had to relocate to a more affordable region simply to achieve the goal of homeownership. His program is designed to mitigate the financial stress and confusion that often accompany the home-buying process.

The Competitive Landscape

Major corporations are already experimenting with various forms of housing assistance. Twitch has partnered with Multiply Mortgage to provide mortgage rate discounts to its staff, while financial services firm BNY introduced a program offering $6,500 toward down payments for employees earning under $100,000, alongside additional mortgage education benefits.

Brooks Holtom, a professor of management at Georgetown University’s McDonough School of Business, notes that this trend is likely to accelerate. He points to historical precedents, such as a 2008 initiative at Mercy Hospital in Miami that offered nurses $10,000 toward down payments in exchange for a five-year commitment. Holtom suggests that as firms compete for scarce talent, a “copycat effect” often takes hold, where companies adopt similar perks to remain competitive in their respective industries.

A Future Standard?

While retirement accounts like the 401(k) remain a staple of the modern workplace, advocates for housing benefits argue that they offer a more immediate impact on an employee’s quality of life. By addressing the barriers to homeownership, companies are not just offering a salary; they are investing in the physical and mental stability of their workforce. As the housing market remains volatile, these benefits may soon evolve from a niche perk into a standard expectation for the modern professional.
